Power for private AI infrastructure

Planning your own AI capacity for your own data and open-weight models? Here is what a site with a 10 to 20 MW target can and cannot do for you.

  1. PowerConfirmed only through the utility process
  2. Operator or developerBuilds and runs the facility
  3. Your teamLeases the capacity you plan for

The short answer

We control the land, and the power still has to go through the utility’s process. We do not build or run data halls, so most enterprise teams would work with a funded operator or developer on this site, or share a campus with other tenants.

Who this suits

  • Organizations with sensitive data that want AI capacity they control
  • Teams planning multi-megawatt capacity over several years
  • Infrastructure leads who can accept a remote site in exchange for power

Who this does not suit

  • Teams that need capacity soon: utility screening and studies alone can take 7 to 24 months, before permitting and buildout
  • Workloads that need low latency to a major metro
  • Deployments of under 1 MW, which usually fit better in existing colocation

Ways to use the site

  • With an operator: an operator builds and runs the facility, and you lease capacity.
  • Shared campus: several smaller tenants, such as four 5 MW customers, could share the site.
  • Direct: you or your developer acquire the site rights.
