Questions about the site

Direct answers on power, location, readiness and how to work with us.

What does Territory Holdings do?

We control land near a 230/115 kV substation in the US Northern Plains and are seeking a funded development partner. We sell or partner on site rights. We do not build or operate data centers ourselves.

Has the power been confirmed?

No. The utility has told us the project must go through its large-load process, and it believes 15 to 20 MW may be available. That is an early view. Available capacity is only confirmed through the process and its studies, and the process has not started.

Why do you need a financially strong partner?

The utility's power supplier screens applicants for financial ability early in the process and again before final approval. The applicant also funds the studies and any required upgrades or generation contribution, so the project needs a partner that can carry those costs.

How long will it take to get power?

We do not have a date. The published process lists initial screening at 1 to 6 months and studies at 6 to 18 months, followed by implementation. The published implementation range is long, and we are asking how it applies at this size.

How much power is available?

Our target for a first phase is 10 to 20 MW. None of it is reserved or confirmed. Expansion would depend on further studies and buildout, and is not a commitment.

What voltage is the site?

The land is near a substation rated 230 kV on the high side and 115 kV on the low side, where the utility has reported an open bay. Another bay is open at the substation, with the potential for over 200 MW, subject to utility studies. A connecting line would need to be built.

Where is the site?

In the US Northern Plains. We share the exact location after an NDA and non-circumvention agreement are signed.

Is the site shovel-ready?

No. The utility process, county permitting and a connecting line all lie ahead, and fiber details are being confirmed. We state each item as confirmed or open in the site brief.

Is on-site gas available?

Backup and bridge power options are still being assessed. Plan on the grid as the primary supply.

Who is the site for?

Mainly developers and well-funded operators of small-MW AI data centers, and the brokers and advisers who represent them. Organizations that want private AI capacity would usually work through one of them.

Could several tenants share the site?

Possibly. Several smaller tenants sharing a campus, such as four 5 MW customers, is one structure under consideration. It would need an operator.

Do you work with brokers?

Yes. We agree terms in writing before introductions. Send your client's requirements and we will start with an NDA.
